A residential site within the wider Harbour Yard setting.

The site sits within the south-western part of the wider Harbour Yard masterplan area, off Cumberland Road.

It is close to existing homes at Wapping Wharf, with Cumberland Road to the south and green corridors, open space and watercourses forming part of the wider setting. The proposals will need to consider the relationship with existing residents, the appearance of the development from Cumberland Road and how this phase connects with the rest of Harbour Yard.

The Millfleet Cut corridor lies to the north of the proposed development parcels. This forms part of the landscape setting and is expected to help manage surface water. Harbour Yard also includes Harbour Yard Brook and Monks Brook, which are part of the wider water strategy.

To the west, Anchor Green open space is expected to help connect the new homes with the wider green network. A neighbourhood green and play space are also identified nearby.

The wider Harbour Yard area includes Avon Walk, a 38-hectare woodland with a 1.7-mile circular trail. The source material states that more than half of Harbour Yard is intended to be green space, although the detailed proposals for this phase will need to show how it contributes to that wider approach.
