The proposals will be considered against a range of planning, design and environmental matters.

Transport and access

The site would be reached through the wider Harbour Yard road network. New streets, footpaths and cycle routes are intended to connect homes with open spaces, local facilities and the rest of the waterside neighbourhood. A transport assessment would normally explain traffic impacts, parking and any mitigation in more detail.

Landscape and open space

The wider Harbour Yard vision places strong emphasis on green space, trees, verges, front gardens and walking routes. This phase will need to show how it connects with nearby open space, including Anchor Green, the Millfleet Cut corridor and the wider green network.

Ecology and biodiversity

New planting, green corridors, brooks, lakes and woodland are intended to support wildlife. The source material refers to biodiversity net gain, but detailed ecology and biodiversity information should be checked against the formal technical reports.

Drainage and flood risk

Harbour Yard includes a wider water strategy using sustainable drainage, lakes and water storage to help manage heavy rainfall. The detailed drainage proposals for this phase will need to show how surface water would be managed.

Design and character

The layout is intended to follow the approved Design Code, with homes arranged around streets, green spaces and key gateway locations.

Construction and community facilities

Construction would take place in phases and should be managed through a Construction Management Plan. The wider development is expected to include schools, shops, healthcare, sports facilities, public transport and open space.
